Commercial maintenance built around the premises

A school, restaurant, office, care setting and workshop do not have the same equipment or operational risks, so we do not force every customer into one standard package. We begin with a site and asset review, agree priorities and build a practical schedule around manufacturer instructions, safety requirements and how the building is used.

The result is a clear written proposal showing what is included, how often planned visits take place and how additional repairs or call-outs are handled.

What a commercial maintenance plan can include

Boilers, plant rooms and heating

  • Planned commercial boiler servicing and safety checks
  • Plant-room pumps, valves, controls and visible associated pipework
  • Heating-system performance and fault follow-up
  • Radiators, emitters, zoning and control checks where agreed
  • Prioritised recommendations for repairs, upgrades and replacement planning

Plumbing and hot water

  • Agreed checks to hot- and cold-water services
  • Leaks, valves, taps, toilets, washrooms and general plumbing support
  • Commercial water heaters and hot-water controls
  • Hot-water cylinders, including unvented systems within qualified scope
  • Planned remedial quotations before smaller defects become larger failures

Natural gas, LPG and catering

  • Commercial gas appliance servicing within registered scope
  • Commercial gas safety inspections and records where appropriate
  • Natural-gas and LPG equipment reviewed against the required categories
  • Gas interlock and air-proving checks where included
  • Commercial catering gas servicing and safety-record scheduling for suitable kitchens

Why businesses choose planned maintenance

  • Known service dates: planned visits and renewal reminders are easier to budget and manage.
  • Clear records: managers can see what was checked, what was found and what needs action.
  • Prioritised defects: urgent safety matters are separated from advisable and longer-term improvements.
  • Fewer surprises: regular attention can identify deterioration before it causes a shutdown.
  • One point of contact: suitable plumbing, heating, hot-water and gas needs can be managed together.

How we set up a maintenance contract

  1. Initial discussion: tell us about the premises, operating hours, known equipment and current problems.
  2. Site and asset review: we inspect the agreed areas, record relevant equipment and confirm the work categories required.
  3. Written proposal: you receive the planned scope, visit frequency, included allowances and exclusions.
  4. Scheduled visits: agreed servicing and checks are recorded, with defects and remedial options explained.
  5. Ongoing review: the plan can be adjusted as equipment, occupancy or business needs change.

Premises and organisations we support

We welcome maintenance enquiries from offices, shops, hospitality venues, restaurants, education and community buildings, care and accommodation providers, landlords and property managers, workshops, warehouses and suitable light-industrial sites.

Our core area is West Lothian, including Bathgate, Livingston, Whitburn, Armadale, Broxburn, Linlithgow and West Calder. Commercial maintenance work elsewhere in Central Scotland is considered by arrangement.

Commercial maintenance contract FAQs

Is every maintenance contract the same price?

No. Pricing depends on the premises, number and type of assets, visit frequency, required records and any agreed response or call-out allowance. We assess the site before issuing a written proposal.

Can plumbing and heating be included together?

Yes, where suitable. A plan can include agreed boiler, heating, hot-water, plumbing and gas tasks so the site has fewer separate contractors to coordinate.

Does a contract include every repair and replacement part?

Only the items expressly listed in the written proposal are included. Additional labour, parts and remedial work are quoted clearly before they proceed unless a separate pre-agreed allowance applies.

Can you include LPG or commercial catering equipment?

Suitable LPG and catering work can be included when the appliance, fuel and installation type fall within the required registered categories. Data-plate photographs help us confirm scope.

Do maintenance customers receive 24/7 attendance?

We do not advertise a 24/7 service. Any response arrangement or call-out allowance is stated clearly in the individual proposal and remains subject to the agreed terms and engineer availability.

Request a commercial maintenance assessment

Send the site postcode, premises type, equipment list or plant-room photographs, existing service records and the support you want included. We will confirm the next step and arrange a site assessment where suitable.
