Annual service for one domestic gas boiler, including visual and safety checks, flue and combustion testing, operating-pressure and performance checks, cleaning where required by the manufacturer, and an updated service record.
Repairs, parts and a CP12 certificate are not included. Any additional work is quoted before it begins.
Burst Pipe & Leak Diagnostic
£110 including VAT · first hour
Daytime attendance for a burst or leaking pipe. The booking price includes travel, diagnosis and up to the first hour of engineer time. Small repairs may be completed when suitable parts are available.
Materials and additional labour are quoted before work continues. Active leaks are screened through safety questions and photographs.
Priority Same-Day Visit
£140 including VAT · 60 minutes
A priority daytime diagnostic visit for an urgent boiler or plumbing problem, subject to engineer availability. The price covers attendance, diagnosis and the first hour on site.
Parts and work beyond the included time are quoted for approval. All appointments are scheduled within our daytime working hours.
Gas Safety Certificate (CP12)
£90 including VAT · one appliance
A Gas Safe inspection and CP12 certificate for one gas appliance at a West Lothian property, including checks of the appliance, gas installation, flue and ventilation.
For properties with more than one gas appliance, use the quotation option so we can confirm the correct time and price.

Gas safety inspections from £175. The final price depends on installation size, appliance number and type, fuel, interlock/ventilation and the CP42/CP17 documentation scope.

- Answer the relevant questions. Add the property details, fault description and photographs where requested.
- Choose a time where offered. Commercial and catering enquiries are reviewed first, then we contact you to confirm the right next step.
- Pay only where a fixed price is shown. Commercial and catering enquiries do not take payment; the £175 catering inspection figure is a starting price confirmed after review.
- Receive confirmation. Your booking or enquiry details and any payment receipt are sent electronically.
Before you book
- We provide scheduled and priority daytime appointments, subject to availability.
- Online prices apply only to the service described. Extra repairs, parts or labour are quoted before work continues.
- If water is escaping and it is safe to do so, turn off the internal stop tap and protect electrical fittings before completing the form.
- If there is an immediate danger, smell of gas or suspected carbon monoxide, turn off the gas where safe, leave the property and call the National Gas Emergency Service on 0800 111 999.
